Job Description:
• Perform all plumbing, electrical and HVAC requirements of a building
• Maintain heaters, chillers, pumps, towers, fan coil units, split systems, DDC, etc.
• Monitor all mechanical equipment, control gauges, distribution panels and comfortable environment for the building
• Perform preventative maintenance duties including the following: changing filters, lubricating motors, replacing lamps, replacing motor shafts and bearings, cleaning coils, etc.
• Inspect mechanical/engine/fire equipment rooms, fan equipment, cooling tower, all motors, house and sump pumps, etc.
• Troubleshoot and repair equipment
• Document and report activities to supervisor
• Respond quickly to emergency situations (i.e. fire, evacuation, equipment failure, etc.) and customer concerns
• Ensure compliance with applicable codes, requisitions, government agency and Company directives as relates to building operations
• Take care of requested work orders from the residents in a timely manner
• Painting as needed Qualifications:
• Varies depending on which position.
• A preference for applicants with experience in maintenance engineering in high-rise residential condos.
• Computer skills a must for Main Tech III Position.
• Ability to lift a minimum of 50 pounds
• Must pass a drug test and background check.|

Seeking a building engineer with good knowledge and experience in preventative maintenance, troubleshooting, installation and repair of building systems
Job Description:
- Daily operation and maintenance of plumbing, electrical, HVAC and all other building systems
- Electrical/HVAC/Plumbing repair and troubleshooting. Water treatment and testing
- Working with and understanding blueprints for many tasks
- Perform preventative maintenance on building systems and special projects as assigned
- Work together with engineering team members and sometimes assist with their specific job duties
- Inspect buildings, grounds and equipment for unsafe or malfunctioning conditions
- Prioritize service calls, and follow-up upon completion
- Rotate weekly 24/7 on-call duties. Normally, one week every seven weeks.
- Assist with installation and modification of building equipment systems
- Operation of building automation system
- Troubleshoot, evaluate and recommend upgrade maintenance operations and/or implement savings opportunities
- Order parts and supplies as required, maintain stock and inventory control
- Coordinate maintenance efforts with outside contractors and technicians as directed by Chief Building Engineer
- Maintain a neat appearance and a clean environment at all times in all work areas
- Have strong organization and communication skills
- Works with Chief Engineer and Property Manager in planning and controlling of annual and capital budgets
- Respond quickly to emergency situations
- Comply with all applicable codes and regulations of all governmental agencies having jurisdiction

Qualifications:
- High School diploma or GED equivalent
- 4 year’s prior experience in building operations/engineering and maintaining equipment and systems
- Good working knowledge of HVAC pneumatic and digital controls
- BOMI Training Certificates of Completion (SMA/SMT) a plus
- Completion of College or Technical School HVAC Certificates upon completions a plus
- EPA licenses a plus
- Driver's License required
- Proven record of excellent customer service a plus
- Intermediate to advance computer skills a plus
